Perungudi-Velachery MRTS Road Set for Major Real Estate Boost

Greater Chennai Corporation (GCC) is set to transform the 3-km stretch of Perungudi-Velachery MRTS Station Road into a vibrant commercial and residential hub with a ₹15 crore redevelopment project. This road, which has been underutilized for nearly three decades, will undergo a major facelift, offering new opportunities for real estate development in one of Chennai’s key urban corridors. The project is expected to begin in February 2025, with work commencing after the completion of a detailed project report (DPR).

The plan aims to enhance the road’s infrastructure and appeal, with a focus on creating a “complete street” that integrates commercial zones, green spaces, and pedestrian-friendly walkways. The area will feature vending zones, 80 shops, and parks, which are expected to revitalize the local economy and bring a much-needed boost to the city’s nightlife. This transformation is likely to make the area a highly attractive destination for both businesses and residents.

As part of the redevelopment, the road will feature end-to-end broad walkways, 2-3 meters wide on each side, to provide safe and comfortable pedestrian access. Currently, the road lacks proper pavements, forcing commuters to walk on top slabs of old stormwater drains. Once completed, this will significantly improve the daily commute for the 3,000+ people who use the stretch to access the Velachery MRTS station and the busy Velachery 100-Feet Road.

The development of the area will also contribute to the broader urban fabric of Chennai. GCC plans to create commercial areas with food stalls and flea markets, similar to Kathipara Urban Square, while also transforming the adjacent Kallukuttai lake. The restoration of this 50-acre lake, which will allow boating, will further increase the appeal of the area, attracting both tourists and locals.

This project is a significant step toward improving urban infrastructure in Chennai, fostering new commercial and residential opportunities. The transformation of the Perungudi-Velachery road is expected to fuel real estate growth, with the new commercial zones and improved amenities driving up demand for nearby residential and retail spaces. The area’s proximity to key destinations, such as Taramani and the OMR corridor, will further increase its attractiveness for potential investors and developers.

The redevelopment of the road is expected to generate significant economic activity, creating a new hotspot for business and leisure, and offering considerable potential for long-term real estate investment.
